What is Permitted Development?
Permitted Development allows certain home improvements without planning permission, subject to rules.
We recommend applying for a Certificate of Lawfulness to confirm compliance and protect future resale.
Do I Need a Structural Engineer?
A structural engineer is required for works affecting the structure, such as:
- Removing load-bearing walls or chimneys
- Roof alterations
- Structural changes
Calculations are required for Building Control. We can liaise with our independent engineer on your behalf.
How Long Do Initial Drawings Take?
Initial outline drawings are typically issued within 2–4 weeks of the survey, depending on project complexity and workload.
Do I Have to Use Local Authority Building Control?
No. You may use either:
- Local Authority Building Control, or
- An Approved Independent Inspector
Both provide the same service. We usually appoint an independent inspector unless instructed otherwise.
Can I start Works Using a 48-Hour Building Notice?
Yes, but only via the Local Authority.
We do not submit 48-hour notices or provide construction drawings for this route. It is intended for very simple works and may lead to delays or extra costs.
Can I Have the CAD (.DWG) Files?
No. All drawings and CAD files remain the intellectual property of Crofton Design Services.
DWG files may only be released by separate agreement and additional fee.
My Planning Is Approved With Conditions - What Do I Do?
Some approvals include conditions that must be discharged before work starts or before occupation.
Failure to do so can cause delays or enforcement action. Councils aim to determine these within 8 weeks, but timescales vary.
What Is a Planning Consultant?
A Planning Consultant is a Chartered professional specialising in planning law and policy.
We work with one on large, complex, or contentious schemes and for planning appeals.
How Long Is Planning Permission Valid?
Planning approval is valid for 3 years from the decision date.
When Are Specialist Reports Required?
Some projects require additional reports, including:
- Arborist (tree/TPO) reports
- Energy / SAP calculations
- Highways reports
- Drainage & Thames Water build-over agreements
- Heritage statements
We can appoint and manage these consultants if required.
How Long Does Planning Approval Take?
Once validated, councils aim to determine applications within 8 weeks, but this is not guaranteed.
Can I Appeal a Planning Refusal?
Yes. Appeals must be submitted within 12 weeks of refusal.
Householder appeals usually take around 12 weeks to determine. We recommend using a Planning Consultant.
Flat Conversions
Converting a house into flats must meet standards for:
- Minimum room sizes
- Fire safety
- Sound insulation
- Parking
We can provide a feasibility study if required.
What Are Party Wall Notices?
Most extensions require a Party Wall Notice to neighbouring properties.
We don’t act as party wall surveyors but can recommend local specialists. Early discussions with neighbours are advised.
CDM 2015 - Health & Safety
CDM regulations apply to all domestic projects.
Clients must appoint a Principal Designer and Principal Contractor. This role falls outside our services.
Do I Need Building Regulations Approval?
Building Regulations approval is required for most works, including:
- Extensions and loft conversions
- Structural alterations
- Fire safety changes
- Conversions and change of use
- Major renovations
Some small buildings and conservatories may be exempt, depending on size and design.
What Is the Community Infrastructure Levy (CIL)?
Large extensions (over 100m²) and new builds may be liable for CIL.
Exemptions may apply but must be agreed before work starts.
